The House

Whenever visitors arrive at Redland House they are amazed at the position of the house and the views.  They often say ‘but the photos just don’t to it justice!` 

We have tried to capture the beauty of this amazing house and location but even so, it still blows you away when you arrive.

In 2009 Jenni Faulkner visited and featured Redland House in 'Fantasy Homes by the Sea' which you can view.  We have continued to improve the house so the decor has improved but it does give you an idea of the size and location of the house.

Beautiful bedrooms with fabulous sea views…
Bedroom at Redland House, North DevonThe house has 11 bedrooms set over three floors.  We have decorated each room so that they are all unique and have something different.  

Top floor - Bedroom 1 The main suite is situated at the top of the house and has arguably one of the best views in the whole of North Devon.  The room is large so giving you plenty of space to relax on the sofa with a glass of wine and enjoy the sound of the sea through the open balcony doors. Crisp white linen lies on the six foot super Kingsize bed. 

Top Floor - Bedroom 2 This comfortable twin bedded room is off the main suite on the top floor. From the window you can see across the rolling Devon hills and in the morning the sun streams in.


In total we have eleven bedrooms in the house.  A double and a twin on the top floor, four doubles on the first floor and, and three doubles and two twins on the ground floor.


Large areas to party…

Redland House really is the perfect party house and ideal for large self catering.  With two big lounges and the reception rooms, you have space to enjoy pre dinner drinks before dinner is served in the large dining room overlooking the River.

Redland House provides enormous flexibility and will suit whatever your requirements.  Enjoy elegant dining in the large dining room which is able to sit up to 22 people around the oak table.  Or sit on the patio and enjoy a barbecue and the far reaching views down the Torridge estuary.

Whether you want to curl up with a book on a sumptuous sofa, sit on the terrace and smell the sea air or relax in the large secluded garden, there will be an area in which to unwind.

First Floor - Bathroom 1
This stunning bathroom is decorated with floor to celing Travertine marble giving a truly elegant and luxurious bathroom.  Twin sinks and large free standing bath complete the room.


First floor - bathroom 2
This bathroom is a good size with bath, large shower and double sinks.  The window has views over the garden.
West Wing - Bathroom
Recently refurbished with floor to ceiling marble tiles.  Here you will be able to run a huge bubbly bath and relax with the sun streaming through the sunny window.  We have installed a beautiful large white contemporary bath and large shower. 

The kitchen is well equpped with gas eight ring burner oven, large American fridge freezer, dishwasher, two microwaves, and two toasters. 

We also provide all pots, pan and cooking utensils you will require for catering for up to 22 people.

Redland House is located in the pretty coastal village of Instow.  It is slightly above the village so providing fantastic panoramic views of river, sea and rolling countryside.  Wherever you look you will have a fantastic view.

Pretty gardens surround the property and offer plenty of space for al fresco dining, summer barbecues and for the children to let off steam - along with many hidden seating areas to escape to for some quiet time.
